fa ارزیابی میزان ناسازگاری عملکردی در بناهای تاریخی با استفاده از مدل FLEX 4.0 مطالعه موردی: خانه تاریخی مشروطه تبریز Assessing the level of functional incompatibility in historic buildings using the FLEX 4.0 model (Case study: Tabriz Mashrouteh Historic House) معماري و شهرسازي معماري و شهرسازي مطالعه موردي Case-study بناهای تاریخی که دچار تغییر کاربری شده‌اند، در طول زمان به دلیل عدم تطبیق صحیح با نیازهای جدید، دچار افت تدریجی کیفیت عملکردی می‌شوند که نتیجه آن ناسازگاری عملکردی و آسیب فیزیکی زودرس است. این مسئله معمولاً ناشی از تصمیم‌های مرمتی است که بدون ارزیابی دقیق ظرفیت انطباقی بنا گرفته می‌شوند. بنای تاریخی مشروطه تبریز نمونه بارزی از این مسئله است که با وجود ارزش تاریخی بالا، به دلیل مدیریت ضعیف و تغییر کاربری بدون مطالعه پیشین، دچار کاهش چشمگیر جذابیت عملکردی شده است. پرسش اصلی پژوهش این است که میزان ناسازگاری عملکردی بنای مشروطه چقدر است و کدام معیارها بیشترین نیاز به بهبود را دارند. هدف اصلی این مطالعه، ارزیابی انعطاف‌پذیری عملکردی و سازگاری بنای مشروطه در کاربری فعلی آن با استفاده از مدل FLEX 4.0 و ارائه راهکارهای تطبیق بناست. روش پژوهش کیفی-کمی بوده و از پرسشنامه استاندارد FLEX 4.0 با ۳۲ سؤال در ۵ معیار اصلی (سایت، سازه، پوسته، تأسیسات و پلان فضایی) برای جمع‌آوری داده از ۳۲ نفر شامل ۱۵ کارشناس مرمت و ۱۷ کاربر استفاده شده است. یافته‌ها نشان داد که بنای مشروطه با کسب امتیاز ۱۶۸ از ۵۱۲، در سطح ۲ (انعطاف‌پذیری خیلی کم) قرار دارد و نیاز به بهبود معیارهای سایت، سازه و تأسیسات دارد. تحلیل شکاف میان دیدگاه کارشناسان و کاربران نشان داد در ۹ شاخص عرضه بیشتر از تقاضا و در ۵ شاخص تقاضا بیشتر از عرضه است. نتایج می‌تواند به بهبود کیفیت بازسازی با کمترین هزینه و زمان کمک کند و به پایگاه داده سازمان میراث فرهنگی استان آذربایجان شرقی افزوده شود تا کیفیت عملکردی بناهای تاریخی مشابه بهبود یابد.   <pre style="text-align:justify"> Historic buildings that undergo adaptive reuse frequently experience gradual functional decline over time when they fail to adequately accommodate new demands a process that ultimately results in functional incompatibility and premature physical deterioration. This problem typically stems from prserveation decisions made without a rigorous assessment of a house's adaptive capacity. The Mashrouteh House stands as a prominent example of this phenomenon: despite its considerable historical significance, the house has suffered a marked decline in functional appeal due to poor management and a change of use carried out without prior feasibility study. The central research question is twofold: to what extent does functional incompatibility affect the Mashrouteh House, and which criteria are most urgently in need of improvement? The primary objective of this study is to evaluate the functional flexibility and adaptability of the Mashrouteh House in its current use through the application of the FLEX 4.0 model, and to propose adaptive intervention strategies accordingly. A mixed qualitative-quantitative methodology was employed, utilizing the standardized FLEX 4.0 questionnaire comprising 32 items across five principal criteria site, structure, skin, services, and space plan to collect data from 32 participants, including 15 conservation specialists and 17 end users. Findings revealed that the Constitutional House achieved a score of 168 out of 512, placing it at Level 2 (very low flexibility), with site, structure, and services identified as the criteria requiring the most significant improvement. Gap analysis between expert and user perspectives indicated that supply exceeds demand across 9 indicators, while demand exceeds supply in 5 indicators.
